Paul explains that the decay is caused by the afflictions which are in turn producing the renewal / glory.
How does affliction produce eternal glory? Glory is he presence of God. Thus Paul is saying that affliction is producing the presence of God - in other words it is leading us into God's presence or allowing us to experience His presence. This happens as we "look at the things which are not seen" - when we look past our afflictions to God.
